New Home Construction

Seeking a General Manager to handle day-to-day business operations for a construction and land development company with operations in the Philadelphia area. The successful candidate needs strong experience handling corporate and project finance matters, human resources, accountability metrics, and execution of strategic planning goals. They will also have strengths in leadership, communication (written and verbal), goal setting, team management, and attainment skills. Candidates should exhibit excellence in their professional and personal lives.

The General Manager reports directly to the COO and oversees or directly participates in business development, project management, construction management, and sales staff. Specific job duties include:


  • Oversight and management of day-to-day business operations of the construction organization
  • Establish company-wide metrics of success in coordination with management staff
  • Monitor and manage the company toward the achievement of success metrics
  • Assure green-lighted projects progress expeditiously through the development permitting, construction, and sales phases with minimal delay, cost, and highest quality work products
  • Ensure proper scheduling of hand-offs between development, project management, construction, and sales staff
  • Other duties as assigned

Human Resources

  • Monitor staff morale and recommend methods to maintain/improve
  • Monitor staff performance via reviews and frequent check-ins
  • Recruit and train new hires on business practices
  • Drive the development of employees
  • Compliance
  • Personnel matters


  • Participate in annual budgeting
  • Monitor and ensure project profitability considering changing costs and/or market conditions
  • Monitor AR/AP aging
  • Cash flow management
  • Compliance


  • Participate in project pro-forma creation and evaluation
  • Participate in project go/no-go decision making
  • Monitor entitlements ensuring coordination between outside design professionals, permitting authorities, and in-house staff

Project Management

  • Ensure project scope/budget/schedule compliance with proforma
  • Monitor project scoping and specification activities for efficacy and on-market trends
  • Manage company-wide vendor relationships
  • Monitor project budget performance and ensure costs are in-line with industry

Construction Management

  • Monitor performance of construction activities for schedule and budget compliance
  • Ensure quality of finished work products (e.g. homes, services, consultation, etc.)
  • Provide guidance for job costing, pricing and construction techniques
  • Subcontractor relations
  • Manage Project Management and field supervisory teams

Required Qualifications:

  • Bachelor’s degree or higher
  • Strong finance experience including reading financial statements, preparing budgets, and monitoring job cost reports.
  • 10+ years in construction, land development, or residential real estate industry
  • 10+ years of business management experience
  • Excellent communication skills
  • Management and Customer Service experience Strong administrative skills
  • Demonstrated ability to lead
  • Integrity, flexibility, and loyalty
  • Experience stewarding personal and corporate resources responsibly

Preferred Qualifications:

  • Graduate degree
  • Construction management education and/or certification
  • Management experience in small or mid-sized business
